Based on our experience, deals are everywhere in Dominican Republic. The key is not to fall for the first property that is being offered to you and not to show any sign that you have the cash available to purchase right away. How do I proceed with a purchase?
Once you want a property you must enter into a purchase contract by giving the down payment decided by the seller. Since most sellers may not take checks from a foreigner, we can help you wire the amount. We won't agree to more than USD $2000.00 if cash is the only option and we will also demand a separate receipt from the person who's receiving the money just in case. Unlike the way we do it United States, Dominicans don't believe in escrows and that causes a risk of losing your initial down payment if you do not close. The same way, some owners will even hand you or your real estate agents the keys to the property upon receiving your down payment for your peace of mind.
How do I communicate if I do not speak Spanish?

Is it safe in Dominican Republic?
Dominican Republic is best known to tourists for beautiful beaches, resorts and destination golf courses, etc... It's a middle income country with a growing economy and the number of people living in poverty has been constantly declining. Despite this growth, nearly a third of the adult population still earns less than $100 USD per month causing some residents to be dangerous. Although military and police strictly enforce tourist areas for more safety, if you stray from where most travelers stay and end up in other parts of the country, you could find yourself in places known for high rates of violent crime. We suggest that you use caution or just have someone there to assist you everywhere you go until you're familiar with your whereabouts. Avoid driving around by yourself, avoid pulling lots of cash out of your wallet and avoid contact with drug dealers.
How about the hospitals there and healthcare as a whole?
There is a major public hospital available in every large town, and the medical treatment is free, but usually medication, x-rays, stitches, etc. may be at cost and we only suggest them only in case you have an emergency.
The country does have an excellent healthcare system and besides the public hospitals, they also have tourist area clinics, private clinics, and major public/private hospitals. Although it's extremely affordable whichever one you choose, we suggest that you consult with your health insurance provider prior to going to Dominican Republic in order to make sure that you're covered while you're there.
Can I get financing when I decide to buy?
We have also developed relationships with some major banks in DR and the financing process is simple as long as you have 20% to put down or more. Most closings take less than a month under normal circumstances. We must warn you that the interest rate is not attractive and we're in the process of finding US based banks that will accept credit applications for mortgage abroad.
Who's going to take care of my property when I'm away?
We can refer several property management companies to you, we have people and professionals that we have been using for years and you will be able to take advantage of those relationships that we have already established.
How do I pay my bills there?
Almost every service provider in Dominican Republic offer the ability for their clients to view and pay online or thru their app. You can also use Western Union along with other apps that offer bill pay.
Can I rent my property?
Most owners are already doing that and Airbnb has been profitable for them especially now that people who usually go the major hotels would rather be in their own space.
Do I have to be there during the purchase?
We will help you with having a power of attorney in place or we conduct the process electronically for your convenience.
